Legal
Privacy Policy
Effective:
This Privacy Policy explains how [OWNER NAME / ENTITY] (“we,” “us”), which owns and operates 37th Street Housing, collects, uses and protects information when you visit 37thstreethousing.com (the “Site”). It is written to meet the California Online Privacy Protection Act (CalOPPA) and to follow the spirit of the California Consumer Privacy Act (CCPA).
Information we collect
Information you give us
When you send an inquiry through the Site, we collect what you enter in the form:
- Your name and email address
- Your phone number, if you provide one
- The apartment you’re interested in, your preferred move-in timing and the size of your group, if you provide them
- Your preferred contact method, and whether you agreed to be contacted and, if you chose texting, to receive text messages
- Anything you write in the message field
We never ask for, and you should not send us through the Site, information about your criminal history, immigration or citizenship status, source of income, age, marital or family status, disability, race, national origin, religion, sex, gender identity, sexual orientation or any other protected characteristic, or your Social Security number, financial account or payment details.
Information collected automatically
Like most websites, our hosting provider automatically receives basic technical information when you visit, such as your IP address, browser type, the pages you request and the date and time. We use this only to run, secure and troubleshoot the Site.
The Site does not use advertising cookies, tracking pixels or cross-site tracking. If we add website analytics, we will use a privacy-friendly service that does not use cookies or build profiles of individual visitors, and we will update this policy first.
Maps
The Site can show an interactive Google map. It loads only if you click “Load interactive map.” When it loads, Google may collect information and set cookies under Google’s Privacy Policy.
How we use information
We use your information to:
- Respond to your inquiry and contact you about it, by the method you chose
- Share information about availability, pricing, tours and next steps
- Keep the Site secure and prevent spam and abuse
- Meet our legal obligations
We use information from inquiries only for these purposes. We don’t use it for unrelated marketing without your consent.
How we share information
We don’t sell your personal information, and we don’t share it for cross-context behavioral advertising.
We share information only with service providers that help us run the Site and respond to you, and only as needed for that purpose:
- Website hosting: [HOSTING PROVIDER]
- Email delivery: [EMAIL PROVIDER]
- Spam protection: [SPAM-PROTECTION PROVIDER]
- Data storage: [DATABASE / STORAGE PROVIDER]
We may also disclose information if the law requires it, to protect our rights or the safety of others, or as part of a sale or transfer of the property.
How long we keep information
We keep inquiry information for up to 24 months after your last contact with us, then delete it, unless the law requires us to keep it longer or you become a resident (in which case lease records are kept under separate policies). Server logs are kept for a short period for security purposes.
Your choices and rights
You can ask us to:
- Tell you what personal information we have about you
- Correct information that’s inaccurate
- Delete your information
- Stop contacting you
To make a request, email [CONTACT EMAIL] or write to [MAILING ADDRESS]. We’ll respond within 45 days and may need to confirm your identity first. We won’t treat you differently for making a request.
If you agreed to receive text messages, you can reply STOP at any time to opt out.
Do Not Track and Global Privacy Control
Because the Site doesn’t track visitors across websites or sell or share personal information, there’s no tracking for Do Not Track signals to turn off. We treat a Global Privacy Control (GPC) signal as a valid request to opt out of any sale or sharing of your personal information.
Children
The Site is not directed to children under 13, and we don’t knowingly collect personal information from them. If you believe a child has sent us information, contact us and we’ll delete it.
Security
We use reasonable safeguards, including encrypted connections (HTTPS) and limited access to inquiry data. No method of transmission or storage is completely secure, so we can’t guarantee absolute security.
Changes to this policy
We may update this policy. We’ll post the new version here with a new effective date.
